EX CINEMA EMBASSY DESTINED TO THE NEW HEADQUARTERS OF THE DEMANIO AGENCY OF THE EMILIA ROMAGNA REGION

The assignment concerned the preparation of the preparatory activities for the final design and the executive design in BIM mode of the construction works of the intervention called “Recovery of the Ex Cinema Embassy in Bologna, via Azzo Gardino 61, to be allocated to the new headquarters of the Management Emilia-Romagna Regional Authority of the State Property Agency, through the use of materials and techniques with reduced environmental impact in compliance with the D.M. Environment Protection of the Territory and the Sea. Preserving the perimeter walls and facades of the building to respect the historical value of the building, the proposal is to carry out a complete renovation to make it compliant and safe to host the offices of the new state property. A sustainable project, which sees the presence of solar panels on the roof – which will serve to ensure an energy contribution of 60% to the building – and also a volumetric expansion of 200 square meters of the structure. The project envisages the redevelopment of the existing complex as offices, which is subject to architectural protection restrictions by the Superintendency of Cultural Heritage in relation to the facades. The project proposal, entirely developed in BIM mode, is primarily dedicated to the evaluation of the building’s adaptation and, therefore, to the evaluation of the interventions necessary for the subsequent structural improvement / adaptation. The survey was performed using a 3D laser scanner with integrated camera that allows you to create panoramic images that were then managed by so-called “Open BIM” software as it allows you to manage the point clouds, in addition to the data in native format and also the format open and interoperable * .IFC. The design will allow the Client to realize the conditions for the Scheduled Maintenance of the various buildings, in the subsequent design levels, associating the works, costs and maintenance times to the BIM model, so that each maintenance / management intervention is identifiable in the 3D model.
